This is to comply with Rental Licence and Covid rules for Portugal. As a self catering property we value your privacy and as such do not offer any cleaning service during your stay unless you request the extra paid service with us. To provide the best service for our guests we do provide hand soap and a toilet roll per bathroom. The tap water in all of our properties is fit for human consumption. We offer a selection of hampers at an extra fee and can be seen and chosen during or after the booking process.
Apartment Mar Vista is a luxury Penthouse Apartment with uninterrupted sea and mountain views with a private roof terrace hosting a Jacuzzi hot tub. The apartment benefits from air conditioning, spacious open plan living, fully equipped kitchen, Wi-Fi, a shared infinity pool and parking.

Apartment Mar Vista is an amazing Penthouse, 2 bedroom apartment located on the exclusive Fuseta Ria Resort which is a short stroll from the centre of the fabulous quaint fishing village of Fuseta. 

This beautiful apartment has been designed to make the most of the panoramic views whilst protecting the privacy of our guests. It boasts two private outdoor areas. A balcony leading out from the open plan living space and a spacious rooftop terrace.


Entry into the lobby of the block of 6 apartments is via a front door operated by a video intercom system. The marble staircase leads to the Penthouse apartment where there is access to only one other apartment on this floor. A solid front door with triple locking security system provides entry to the apartment, which then leads into the bright and spacious open plan living area.

Living Space

The spacious lounge area to the front of this Penthouse, 2 bedroom apartment offers comfortable seating with a double sofa and 2 large soft comfy chairs. The chairs face towards the floor to ceiling sliding doors over the spectacular view to the sea. The sofa faces the flat screen TV which offers a selection of European channels to suit all nationalities. Between the seating area is a glass coffee table adding a great practical feature to the space. There is both air conditioning and a ceiling fan in the living area. The living space looks directly out through the full height sliding windows onto the private balcony which in turn offers stunning views out over the beautiful Ria Formosa National Park and beyond to the ocean.   The dining area having a dark wood dining table and seating for 4 people is a great area for family dining and perhaps the odd family holiday board game.  


This Penthouse, 2 bedroom apartment benefits from a well equipped kitchen boasting fridge freezer, built in oven and microwave, gas hob, washing machine and dishwasher. Included also are a kettle and toaster along with cooking utensils, crockery, cutlery and drinking glasses.  All providing a great opportunity to try out new recipes, making use of the abundance of local fresh produce to include fish, meat, fruit and vegetables from the market in Fuseta town. There is a breakfast bar allowing additional space for preparing meals or an area to eat. The light wood units and granite style worktop finish this sleek and modern kitchen area.

Bedrooms & Bathrooms

The door off the main living area leads to the rear of this Penthouse, 2 bedroom apartment giving access to the bedrooms and bathrooms. The master bedroom boasts a king size modern style finish bed, matching bedside tables with reading lamp and drawers. The large sliding windows create a light and airy feel to the room. The master bedroom benefits from a luxurious en suite bathroom laid out with a bath, white basin, toilet, bidet and a separate shower cubicle. This bedroom is also equipped with air conditioning which offers both cold air for the hot summer months and warm air for the cooler winter evenings and a ceiling fan. The fitted wardrobes offer additional storage space. The second bedroom is laid out with two single beds, with bedside table between and reading lamp. To the bottom of the beds is a console table which compliments the furniture and offers that additional surface area for your trinkets. The bedroom is also fitted with air conditioning, ceiling fan, sliding windows and again plenty of wardrobe space. This bedroom has use of the main bathroom with a shower cubicle, basin and toilet.

Private Terrace

The large private balcony of our fabulous Penthouse, 2 bedroom apartment offers a nice area to relax and enjoy the wonderful Algarve sunshine. A bistro table and 4 chairs allow al fresco dining along with a further 2 chairs and small coffee table, perfect for enjoying your afternoon coffee or glass of wine whilst absorbing the fantastic uninterrupted sea views. In addition this Penthouse, 2 bedroom apartment benefits from a private roof terrace which is accessed via the main staircase. A door leads out onto the terrace and immediately you are met with breath-taking views. The roof terrace has its own Jacuzzi hot tub for 6 people and sun loungers making it a haven for relaxation. To extend your day into the evening the apartment also benefits from a BBQ, an outside sink, a table and seating for 6 people making it easy to enjoy your own amazing meals. 

Communal Spaces, Gardens & Swimming Pool

The swimming pool complex is for the sole use of guests of the Fuseta Ria Resort. It is accessed by way of key card entry system to retain its exclusivity. The complex can be seen from the balcony of the apartment. The upper level pool offers a plunge style pool and overlooks the beautiful vista out to sea. The infinity pool waterfall cascades into the larger pool within the lower level. This area also offers an indoor seating area where refreshments are available via vending machines. Both pools are surrounded by large terraced areas and offer sun loungers and parasols. The Fuseta Ria Resort complex also offers beauty treatments at an additional charge, so why not indulge in some pampering during your stay?

    Booking your Holiday

    To secure your holiday home with us, we ask for a deposit payment of 20% of the holiday price within 24 hours of the booking. As soon as that payment is made we will send an e mail asking for your full details and travel details.

    30 days before your holiday starts we will send you a reminder e mail asking for the final payment for your holiday home.


    Damages Protection

    Marslgarve LDA operates a Breakages insurance scheme for any accidental damages and breakages during your stay with us.

    The non-refundable Damage Protection Fee of €10 per guest protects you from being charged for accidental property damage that may occur during your stay with us. Cover is up to the value of €500. All we ask is that you treat our homes with respect and should any accidental damage occur you inform us immediately by contacting us at

    Methods of Payment

    On the payment page you will find two tabs.

    Tab 1 Euro bank details, this is for you to be able to make a bank transfer. This is not automated. Please use the bank details given within your bank account to make the transfer and send a confirmation slip giving the booking reference

    Tab 2  Within our website we have a secure payment method for card payments. Please sue this tab if you wish to pay by card.

    Arrival Day

    We set the arrival time at your holiday home to be any time after 1600.  This is to allow us time to prepare the holiday home for you. We are extremely flexible in that we will try and prepare the holiday home to coincide with your flight arrival time. But we can not guarantee this will happen. We are also happy to allow you leave baggage at the holiday home whilst the property is being prepared allowing you to get the most out of your holiday. 

    We ask that you carefully read the holiday home manual we will send you before the start of your holiday, as this contains all the contact information of the Manager who will be meeting you and looking after you during your holiday. 

    Our Manager will be expecting a telephone call from you on arrival day. The Manager will only attend the property after that phone call in readiness to meet you.  We do not have a reception and each guest is met personally. If we have more than one client at once arriving we will let you know and ask that maybe you give us a little time. Maybe pop for a coffee and we can call you when we are ready to meet you. Our Manager will like to spend some time with you explaining how appliances work in the holiday home and let you know about the local area and will be happy to answer any questions you might have.  


    Departure Day

    We set the departure time at 1000. We ask for your departure details or plans once you leave us. This way we can schedule our holiday home preparation for the next guest just like we did for you. If we can offer a later stay during the winter months we will try and accommodate you.  In the Summer months due to the high volume of guests we have to strictly adhere to the 1000 departure time at the latest.


    Our "All important" Welcome Book

    Before the start of your holiday we will send you our online Guest Welcome Book which is packed with everything you need to know about your holiday Home and the local area.

    The book gives you all of the meeting arrangements, directions and how to get the keys. 

    We have tried to give you a real insight and help you to plan your holiday before you even arrive. 

    Our online Guest book is compatible with smart phones and tablets meaning you can take the guest book with you where ever you go to maximise your holiday experience. 

    During your holiday if you find places not in the book you would like to recommend to future guests please do let us know and we would love to add them to our book.  The idea is to offer a great book that guests find useful.


    Hampers and Mid Stay Cleans

    We have an arrangement with a superb local Bike Hire Company and can arrange for bicycles to be delivered to your holiday home either before your holiday starts or during you holiday.  We can also arrange for the bikes to be collected.     Car Hire

    We can take the stress out of car hire for you by booking in advance for you.  We have chosen a small local Company to supply our hire cars. They will be at the Airport to meet you personally rather than you having to find a shuttle bus to the larger hire car Companies or waiting in huge queues with a horrible and impersonal service. 

    We can also arrange hire of scooters for you.  They can be delivered at your holiday home and collects after your holiday is over.

    Airport Transfers

    We use a fantastic local Company, Sunline Transfers. The Company has built a super reliable and excellent Airport transfer service and we are proud to be connected with them. 

    Please ask for a quote and we will arrange the transfers via our Company login to their site.  This means there will be no waiting around at the Airport as the driver will be in Arrivals waiting for you. There will be no trying the explain the location of your holiday home as the driver will already know where to go. The driver will even call our Managers in advance for you so they can be at the holiday home ready to meet you.

    Outstanding Apartment
    This is my first review for this apartment. I have used this company since they started renting villas & Apartments out ,the service is 5 star all the way , I lock myself out once gave them a call straight down with a spare key As for the Apartment it’s is very modern the views to the lagoon and the sea are fantastic never stop looking at the view As for the village this is not Valedelobo this is sleepy fuzeta the restaurants and very humble and basic Fish ,Chicken and pork are all excellent .there a chicken restaurant on the main road to faro 500 metres from the junction where you can have the local chicken @chips and salad and 1.2 ltr of wine for 18 euros bargain and that’s for 2 people . Good super market in the village but a drive to faro for the jumbo supermarket is a must . Plenty of channels for the tv . So keep up the excellent work Mars algarve team

    We are coming back for a second year

    For the months of February and March/19 we stayed at the apartment Mar Vista and it became our home away from home. What an apartment and area to enjoy our winter season in as the fishing village of Fuseta was a great place to live and visit the Eastern and Western Algarve from. The apartment had everything and Mars Properties made our stay enjoyable as they were quick to help us with any question or needs we had. We loved it so much we are coming back for a second year.

    “The jacuzzi and pool are an excellent added bonus. Views from the flat are fantastic and the area is quiet and peaceful which is perfect if you need to relax and get away from the hustle and bustle. The beds are comfortable and eating dinner upstairs was a great way to end a beach filled day. Fuseta is a lovely sleepy little village and we really enjoyed our stay. Great to use as a base to explore the Algarve and very close to the Spanish border. The Market at Olhão is amazing and the fresh fish is excellent if you are happy to cook it yourself. Monta Rota beach is stunning and if you get up early in the morning at low tide it’s a great place to collect shells and swim later on in the day. Just a note it is up two flights of stairs and there is no lift but we found it good exercise. There are loads of tv channels with an English box so great for kids. We had a great stay and recommend the apartment.”

    Fabulous views, great apartment
    This is a really great apartment on a quiet and tidy resort. The are big glass doors that open fully so that you can sit and enjoy the stunning view. It was spotless and had everything that you could need. The balcony from the living area was great for breakfast and would get the shade later in the day. The roof terrace is huge and has a great hot tub which we used every day, the views from here were fabulous. There is also a gas bbq, great for the fabulously fresh fish available in the town. There is a nice pool area for residents and although quite small it was rarely crowded and provided a nice sunning area with chairs and umbrellas provided. Town was an easy 10/15 minute walk with plenty of restaurants and a small beach. The better beach is reached by a 5 minute ferry ride (€1.70 return) and is well worth it, with miles of golden sand you could always find a spot on your own if you wanted it. We hired a car and I would recommend this as you are slightly remote in this resort, but for us that was a plus as it was really peaceful. Would highly recommend.

    “This was a spacious modern & clean apartment & the roof top terrace was fantastic - it was a fair walk into the centre but doable - taxis few & far between. A lovely beach front with a good range of restaurants & cafes. You get the boat over to the beach for only 1.50 each & it's beautiful A gorgeous little town with lots to do & see but definitely get a car for touring around” We found Mars great to deal with. Excellent communication throughout & the information they provided about the local area was extremely useful - would definitely book with them again”

    25th Wedding Anniversary Treat
    We felt "at home" straight away, and had a relaxing week exploring Fuzeta on foot. There is a variety of beaches, all beautifully clean. The apartment is spacious and modern, with an excellent outlook over the sea. The choice of outdoor space on the balcony and the large, private, roof space with the Jacuzzi was a nice surprise.

    “We had a lovely stay here. Everything we needed. Liked the very secure pool - very good for our aged children 8 & 10. We felt by the end of the week the walking was getting a bit much but felt the health benefits of it so all in all out weight the effort. Would definitely recommend a stay here.”

    Stunning Views
    This was a great apartment, spotlessly clean and with great facilities. The views are stunning and it was great to be able to open the large windows and enjoy it. The roof terrace with Jacuzzi was a great bonus and it was lovely sitting in there and enjoying the panoramic views. The resort was tidy and very quiet with a nice pool area for residents, chairs and umbrellas were provided and although it was quite small it was rarely crowded, a great place to catch some sun. The walk in to town was an easy 10/15 minutes, from there you could get the ferry (€1.70 return) to a beautiful beach with miles of sand. We had a car, and I would recommend this if you want to visit some of the lovely areas in the locality, but unnecessary if you just wanted to relax. The booking process was easy and communication was good throughout, would highly recommend staying here and I’m sure we will be back.

    “The apartment was spick and span -- and the view is across the marshland to the ocean. It's about a 10 minute walk to the local train station and another 10 minutes to the lagoon and /or ferry to the island beach. Fuseta is a small fishing village in the eastern Algarve and is fine for a quiet getaway.... totally different to the coastal beaches in the central and western Algarve.”

    Mar Vista Apartment.
    I would fully recommend staying here. Lovely views and probably the best situated apartment in the complex. The roof terrace has almost 360 views and you can always find a spot of shade if needed, hot tub is great for cool evenings. Just a short walk into the centre of Fuseta, the beach and the taxi/ferry to beaches across the lagoon. The kitchen was well equipped, although we made use of the wonderful local restaurants in the town most of the time (which are not too expensive)! Would definitely stay here again

    Off the beaten Track
    The apartment was beautiful with views to the lagoon and the ocean beyond. The neighbourhood is well off the tourist track so you get a real taste of Portugese life. It's within walking distance to the local supermarket and great restaurants. The hot tub on the roof terrace is a special treat! Would totally recommend!

    Amazing View
    This apartment has the most amazing views out to the sea and to the mountains at the back. Its location is perfect, less than 10 min walk and your in the heart of the town. The best is to sit in the jacuzzi and watch the sun go down. Casa Corvo is the best place for fish and wine. The beer is good also. Very comfortable with the air con and beds. Clean and very well organised. No problems with staying here again.
